South of the junction toward Lalitpur. A practical middle ground, with reasonable supply of newer buildings and quick access to both Gwarko and Koteshwor.
Sinamangal
North toward the airport and the hospital. Steady demand from health workers and airport staff keeps supply tight, and prices sit slightly above Jadibuti.
Who Koteshwor suits
- People commuting across the valley - if your work takes you to Bhaktapur one day and Lalitpur the next, no area connects better.
- Frequent travellers - Tribhuvan International Airport is a few minutes away through Tinkune.
- Budget-conscious renters - the same money goes further here than in Baneshwor, and further still in Jadibuti or Lokanthali.

Getting around from Koteshwor
This is the area's real argument. The Ring Road junction puts the airport, Bhaktapur, Gwarko, Satdobato, Baneshwor and Thapathali all within short, direct hops, and buses and micros run along every arm of it from early until late. The trade-off is that peak hours here are genuinely slow, particularly the stretch toward Baneshwor Chowk. As with anywhere on this corridor, do your actual commute at your actual commute time before you sign anything.
What to check before you pay a deposit
- Total monthly cost - base rent plus water, electricity, internet and waste. Ask for the figure you will actually pay each month.
- Noise and dust - visit once in the morning rush. A room that seems fine at 2pm can be unlivable at 9am on this corridor.
- Water supply - source and how many hours a day it runs.
- Deposit terms - how many months, and the exact refund conditions, in writing.
- Parking - scooter parking near the chowk is scarce. Confirm it rather than assuming it.
- House rules - guests, gate timings, kitchen use and quiet hours.
