What NPR 3,000 and NPR 5,000 actually buy in 2026

The difference between these two ceilings is much larger than NPR 2,000 suggests. They are two different markets.

At NPR 3,000 you are at the floor of the Kathmandu rental market. Expect a small single room with a shared bathroom, in an outer-ring or hill-side area, usually with no kitchen of your own - a gas stove in the corner of the room at best, and some landlords do not allow cooking at all. Very often it is a room inside the landlord's own house, which means shared water, shared stairs, a gate that locks at a fixed hour, and house rules about guests. Older buildings, small windows, and frequently a walk up from the nearest bus stop. At NPR 5,000 the picture changes. • Balaju - steady supply of budget rooms, and the hill side above the industrial area is cheaper still.
• Gongabu - the bus park area keeps turnover high, which keeps prices competitive. Noisy, extremely well connected.
• Samakhusi - a bit quieter than Gongabu, similar prices, popular with people who work in the Ring Road belt.
• Kirtipur - the student area. Tribhuvan University keeps a large stock of cheap single rooms and shared arrangements, and this is where under 3,000 is easiest to actually find.
• Swayambhu - good value slightly away from the main road, with a mix of older houses renting out upper floors.

• Water - sometimes included, often a fixed monthly charge, and in tanker-dependent areas it can be a shared cost that rises in the dry months.
• Internet - if there is no shared line, a basic home connection is its own monthly bill. Some budget renters run on mobile data instead.
• Waste collection - a small fixed monthly charge in most municipalities, but it is a charge.
• Deposit - usually one month, sometimes two. On a 5,000 room that is 5,000 to 10,000 you need in hand on day one, on top of the first month's rent.
